Aldersey Grove Estate

VACANCIES

Currently a two bedroom unit is available for purchase.  The hospital maintains a waiting list of members of the community who have indicated a desire to reside within the estate.  Any queries should be directe3d to the hospital CEO on (08) 8323 6600

Situated within the grounds of the hospital is the Aldersey Grove Estate.    This is a collection of 24 free standing, individual living units initially built and owned by the hospital from whom a "license to occupy" is purchased by the occupants under the provisions of the Retirement Villages Act.

Occupants pay an up front licence fee to the hospital equivalent to the cost of the purchase of any one of the units.   At the time of resale, a small proportion, as set out in the residents contract, is retained by the hospital with the balance being paid to the previous tenant.

Occupants are required to pay a monthly maintenance fee with various percentages covering the cost of maintenance of front gardens and buildings, security, Council rates and a "sinking fund" which is basically a fund from which the costs of major replacements are made.   This would include such items as hot water systems, ovens etc.

The estate consists of 8 units constructed in 1995 and a further 16 finalised in 2005.    Units are a mixture of 1, 2 and 3 bedrooms all with landscaped gardens and garages as well as many other features including access to the hospital gardens and associated facilities which are available for use by all residents.

Residents enjoy monthly social evenings at which any concerns may be discussed.

The day to day administration of the estate is overseen by a manager whilst the residents themselves have a residents committee through which issues of concern can be raised.     A recent example of this is the introduction of a one way traffic system through the village accompanied by relevant advisory signs.

A very good relationship exists between hospital staff and many of the village residents as can be exampled by the fact that many are very active members of the hospital volunteers group.
